The Slipped Corner: A New Paradigm for San Francisco Density

Aligned with the ambitious goals of Mayor London Breed’s Housing for All initiative, this proposal redefines the traditional corner lot as a catalyst for responsible urban evolution. Challenging the legacy of 1978 low-density zoning in San Francisco’s western neighborhoods, this project transforms a single-family site into a medium-density, context-sensitive model of modern living.

Our design strategy, "Shear and Slip," addresses the urgent need for densification without sacrificing the quality of life typically associated with single-family homes. By dividing the residential volume into two detached, interlocking masses, we reveal an inner, landscaped courtyard that fosters community while ensuring superior light, air and cross-ventilation for all six units.

Key Architectural Features:

  • Contextual Podium: A ground-level retail base maintains the neighborhood's human scale, rhythm and street-level vitality.
  • The "Slipped" Massing: The building is split into a cantilevered volume and a setback volume, creating dynamic visual interest and reducing the building's perceived bulk.
  • Optimized Exposure: Rather than creating inward-facing, dense housing, this arrangement guarantees each unit has two or three exposures and direct access to shared, inner-core green spaces.
  • Unit Diversity: The program provides 2-bedroom (750–1050 sq ft) and 1-bedroom (525–945 sq ft) configurations, designed to attract a diverse demographic of residents.
  • Sustainability & Wellness: The design features communal rooftop gardens, integrated stormwater management and cellar-level bike parking to support a car-light sustainable lifestyle.

This proposal serves as a scalable template for San Francisco’s residential revitalization, proving that thoughtful, medium-density architecture can both honor the existing community fabric and aggressively address the city’s housing shortage.
