Situated in the heart of the Financial District, this 2,800-square-foot ninth-floor loft was transformed into a serene minimalist retreat following a profound shift in the clients’ vision after 9/11. Initially slated for a luxurious material palette, the design evolved into a strict, monolithic aesthetic - a deliberate "white-out" that serves as a quiet sanctuary. The renovation, located at the corner of Nassau and Ann Street, reimagines a semi-finished sponsor unit as a luminous, minimal and open-plan domestic space. The new design approach pivots on a precise white-on-white materiality—utilizing a poured epoxy flooring and crisp, plastered surfaces to blur or sharply define the edges of the spatial volumes depending on the time of day and season. The spatial configuration emphasizes continuity, allowing the gallery, living and kitchen spaces to flow seamlessly, punctuated only by a subtle double-sided fireplace that defines the primary, light-drenched, open-living / dining corner volume. The project transforms the raw mid-rise footprint into a serene retreat that mediates between the busy urban context of lower Manhattan and the client's need for an introspective domestic environment.
