Located at the intersection of Myrtle Avenue and Steuben Street, this six-story, 38-unit mixed-use development represents a precise synthesis of rationalized construction and flexible, modern living. Responding to the specific constraints of a 100’ x 125’ corner parcel, the building design adopts an L-shaped typology, maximizing site efficiency while providing luxury residential units over ground-floor retail and community facilities.

The project challenges the prevailing red-brick vernacular of the neighborhood through a minimal contemporary architectural language. Its structural steel frame is enclosed in a diaphanous green-tinted insulated glass curtain wall, organized on a strict 4’-0” modular grid. This "windshield" facade visually dissolves the structural grid, treating the envelope as a delicate transparent wrapper.

Environmental performance and tectonic expression are integrated through a tailored shading strategy. On the west-facing Steuben Street facade, custom tapered vertical mullions stand proud of the curtain wall, while on the southern Myrtle Avenue facade, these same elements shift horizontally to provide solar protection and define a crisp changing shadow line.

The building culminates in a six-story, set-back penthouse level with a wrap-around terrace, offering panoramic Manhattan views. The interiors emphasize light and openness, featuring floor-to-ceiling vistas, open-plan living areas and high-end finishes, with the entire structure serving as a beacon of modernity designed to act as an impetus for the continued rejuvenation of Clinton Hill.
